Dear Casa del Sol Homeowners,
We recognize that any increase deserves careful consideration, and we want to be transparent about the reasons behind this decision. Casa del Sol has not raised dues in more than ten years, despite the rising costs of nearly everything—from water and utilities to insurance, maintenance, and contracted services. Over that time, inflation has significantly increased our operating costs, and this modest adjustment helps ensure that we can continue maintaining the high quality and safety of our community. This $10 increase is the bare minimum required to keep pace.
Your all-volunteer HOA Board has been hard at work improving Casa del Sol and investing in projects that enhance both property values and resident enjoyment. Over the past year, we have:
• Repainted all of the buildings throughout the property.
• Replaced multiple staircases that had reached end-of-life.
• Addressed several sidewalk safety repairs and maintenance issues.
• Committed to keeping the pool and spa open year-round for residents to enjoy.
• Repaired damaged and broken curbs
• Repaired sewer and drainage issues on the S. side
• Resurfacing the pool and replacing poolside furniture
• All the roofs were previously replaced about 10 years ago
Looking ahead to 2026, our work will continue with:
• Repair the south gate for improved access and reliability.
• Repair to spa
• Paint and refresh the north perimeter fence.
• Invested in a new security system for greater peace of mind to mitigate trespassing, illegal dumping, vandalism and potential theft.
• Begun planning for re-sealing and re-striping the blacktop.
• Continue addressing landscaping challenges and explore new vendor partnerships to achieve the quality our community deserves.
These improvements reflect the Board’s ongoing commitment to maintaining and enhancing the value, beauty, and safety of Casa del Sol. We know there’s always more work to do, but we are proud of the progress we’ve made together.

NOTE: We will NEVER ask for a payment via Zelle. All payments should be originated by you via the app to the Casa Del Sol Condo Association via the cdsaccting@gmail.com address.
Remember, Zelle should be treated the same as handing over cash.
ALWAYS: Put you name, unit number, and month(s) you want to apply your payment.
Current 2025 Dues are $2,640.00 per year, payable monthly at $220.00.
This fee includes all water, trash, maintenance of grounds and facilities, pool/spa, health club and funded replacement reserves.

All Dues are due on the 1st day of each month and are delinquent on the 15th day of that month. Delinquent dues will be assessed a $15.00 late fee per month until the entire balance owed is paid in full. Delinquent dues cause the loss of voting rights on the property as well as access to the pool and spa.
Two months delinquent dues will have the effect of eliminating the use of all pool/spa/health club facilities until all dues are paid in full again.
The Association will have put a LIEN on your property for all unpaid dues, assessments and late fees in excess of six months.
